In effect since Sept 1: $500 for 5 to 15 mph over, $25 for an open garage door, and vague categories like 'nuisance' and 'unsightly.' Owners question its legality under NRS 116.
Proptia gate and access control
Open gates, lockouts, guest and vendor failures, and thin attendant coverage, especially at the south gate overnight. The board says the budget can't cover 5 pm to 7 am attendants.
Dues, assessments, and the reserve study
Dues run about $5,000 a year and keep rising. The reserve study has been requested and not produced. Owners suspect the August survey is groundwork for a new assessment.
Untransferred developer land and the sales center
Land mapped as common area was never deeded to the association, and the sales center is still developer-owned. Raised 18 months ago; no known action.
Board survey (Aug 28, 2026)
The board's Aug 28 survey had a broken rating-vs-ranking question and worked poorly on desktop. Nobody has said what the results will be used for.
Selective enforcement - string lights, holiday décor
Long-standing string lights and decor suddenly cited, rules 'interpreted' by individuals, and a new 45/60-day holiday window in the fine schedule.
