- Is this the HOA's website?
- No. This is an independent, owner-run site. The association's official site is sjvhoa.org, and dues and documents are on the Western Nevada Management portal.
- Who are the board members?
- Five owners, listed on sjvhoa.org/board-members. We don't name individuals on this site; we write about actions and documents.
- How do I contest a fine?
- You're entitled to written notice and a hearing before a fine is imposed. Request the hearing in writing, ask for the rule and the evidence, and bring your documentation. Full walkthrough: How fines work in Nevada.
- How do I get on the WhatsApp group?
- Apply here. A neighbor verifies ownership against county records and sends the invite.
- How do I see the budget or the reserve study?
- Send a records request under NRS 116.31175 to the manager. Template here.
- When is the next board meeting?
- Check the sjvhoa.org calendar and our Meetings page.
- Can we just dissolve the HOA?
- Legally possible, practically very hard: 80% of allocated votes, counted per lot (~468). Honest explainer here.
- Can I get a rule changed?
- Comment at an open board meeting, put it in writing, and - if enough owners agree - petition for a special meeting (10% of lots). See Special meetings and petitions. Or run for the board.
