What it is
St. James’s Village is gated. Access runs on the Proptia system (app, QR codes for guests, RFID stickers for residents) with attendant coverage during part of the day.
Why it matters to you
The gates are the reason many owners bought here - and one of the largest recurring costs the association carries. When the gate is open, security is theoretical; when it locks you out, it’s your guest, your contractor, your delivery.
What the community’s concerns are
Two years of owner messages (112 of them mention the gate) cluster around:
- Open-gate events - the gate left open, sometimes for hours.
- Lockouts - residents unable to get in, especially off-attendant hours.
- Guest and vendor failures - QR codes not working, vendors turned away or waved through.
- App usability - the Proptia app is hard to use; some owners can’t reliably generate passes.
- RFID sticker placement vs. what the reader actually sees.
- One attendant described repeatedly as hostile to residents and guests.
- Failures cluster at the south gate and during off-attendant hours.
What the board has said
In a letter posted to the community on August 13, 2026, a board member stated that the budget cannot cover attendants from 5 pm to 7 am, and offered tutorials on using the Proptia system.
What the rules say
Gate operations are an operating-budget decision of the board; large replacements are reserve items (see Reserve studies and budgets). Owners are entitled to see the budget and reserve study, and to ask at an open meeting what the gate line items are and what the Proptia contract costs.
Current status
Active. Board response of Aug 13 acknowledges the coverage gap. No published plan for the south gate or off-hours failures.
What you can do
- Log every failure with date, time, gate, and what happened. Patterns are evidence; single complaints aren’t. (A shared incident log is planned for the members area.)
- Ask for the Proptia contract and service-level terms in a records request.
- Bring the south gate / off-hours pattern to owner comment at the next board meeting.
- If the attendant issue affects you, put it in writing to the manager - verbal complaints don’t create a record.
